Hill top view is a colonial villa located within a 10-acre organic coconut and cinnamon estate surrounded by an immaculately maintained tropical garden. The paddy fields bordering the property contribute to the tranquil atmosphere of hilltop view, which offers seclusion for a relaxing getaway holiday although the southern coastal beaches of Weligama and Mirissa, just 7 km away.

This three-bedroom home generously proportioned and beautifully furnished sleeps 6 persons comfortably. The back verandah wraps around the central courtyard and leads to two air-conditioned bedrooms with vaulted high ceilings and spacious ensuite bathrooms. Featuring sky lights both bathrooms let in plenty of natural light for refreshing showers with spring water drawn from a well in the estate. The villa has an additional bedroom inside with two single beds with lush tropical garden views as well as a detached bathroom for visitors.

The villa has an inviting and cool living room furnished with Dutch antiques and soft furnishings where one can relax and spend quality time with family and friends. The large dining room, which overlooks the exotic foliage of the back garden is full of rustic charm and allows dining for up to eight people. Dining is also possible al-fresco in the central courtyard. Cooking is easy and convenient in the well-equipped modern kitchen. The villa also features a wattle and daub outside kitchen to prepare authentic Sri Lankan meals for guests. A private chef will be at the property to prepare meals on request. In season, the guests get to enjoy sri Lankan curry made in clay pots using cinnamon firewood, a special treat as this wood is a well-known flavour enhancer.

The villa and the estate are powered through solar electricity, water is supplied solely from underground springs and all food grown at the estate is organic, giving guests the experience of living off the grid in harmony with nature.

Architectural details:
As a home of a bachelor, it was built to one storey with only two bedrooms and an open courtyard. The house however had several large rooms for entertaining, dining and storing of paddy, rice, and other produce from the estate. The property was restored in 2015 by its current owners who converted the rooms surrounding the back courtyard, which were once storage areas, into bedrooms with en-suite bathrooms while preserving the original layout and architectural features. The original kitchen was converted to a pantry with all the modern amenities. A wattle and daub dwelling was also built separate from the main house in the style of a traditional firewood kitchen.

This manor house with its blend of Asian and European architectural influences epitomizes Sri Lanka’s rich colonial heritage. The interesting features of the house are its front façade, the elegant Victorian wood trims along the gables and roof edges, the white colonnaded verandahs, the fretwork wood panels above the transom of doors and windows, and the decorative wooden awnings over the windows of the main house. Characteristic of colonial architecture, the house also has near perfect symmetry and is geometric in design.

Check-in instructions and requirements:
As according to our terms and conditions, a security deposit of one days rental will be requested in cash. On departure, please try and vacate the villas by 12pm. In some cases we understand that this may be difficult and we will try our best to accommodate. Upon departure, subject to a satisfactory check of the villa, to ensure no damages, the security deposit will be refunded.

Important reminders:
· All rates mentioned are only the rent amount for the villa per night inclusive of all taxes. Additional charges are applicable for meals and other services.
· If your booking is made more than 30 days prior to the arrival date, a 50% non- refundable deposit is required to secure the booking.
· If you book your stay within 30 days of your arrival date, you are required to pay the full price of the property rental.
· You will be asked to pay a cash security deposit on arrival at the property. The deposit is security against any damages or charges that may arise during your stay. The amount of the deposit will be equal to one days rent.

Cancelation and no show policy:
· No show is subject to forfeiture of all payments you have made.
· Should you cancel your booking for whatever reason your 50% deposit is non-refundable. Any balance payment will be returned to you.
· In the very unlikely event that we need to cancel your booking prior to the date of your arrival, you will be entitled to a full refund of all monies paid.
